Put simply: published local commissions run from the mid-teens to about 30%, and the headline percentage is only part of the cost.
The fees to ask about besides the commission
- What the commission is charged on. Rent only, or rent plus cleaning, pet and other fees? The same percentage costs more when it is applied to a bigger total.
- Reservation, booking or card-processing fees. Some managers add a separate percentage (Brett/Robinson lists a 3% reservation fee).
- Maintenance. Is labor billed, marked up, or included? Is there a threshold below which the manager simply handles small repairs?
- Cleaning and linens. Who pays for turnovers, deep cleans and linen service: the guest, the owner, or both?
- Owner stays. Are there caps on your own use, and what does an owner-stay clean cost?
- Contract and exit. How long is the agreement, how much notice do you need to give, and is there a cost to leave?
- Lodging taxes. Confirm in writing that the manager collects and remits lodging tax for your bookings. The City of Gulf Shores reminds owners to make sure their management company is collecting and remitting tax on their behalf.
The best comparison is your all-in cost as a share of gross bookings for a typical year, not the headline commission.
